Are the facilities open to the general public?

Yes, to over-55s and to friends and family of people living in the Village. The scheme is for the whole community.

Will I qualify to live here?

You will need to be over 65 or have disabilities or other health problems that need care and support. You will then be able to either purchase or rent a unit within the Village and then pick and choose from a menu of care, housekeeping and related services, which level of support you may require, according to your changing needs.

Can guests come and stay on site?

Yes, guest rooms will be available to friends and family of people living in the Village.

Why is this planning application being proposed here?

The demographic change in this country cannot be ignored. We are faced with an increase in the number of people over retirement age, all of whom at some point will require care. Within Cheshire West, there are currently 62,700 people over the age of 65 rising to a projected 101,000 by 2029. We believe a CCRC is a sustainable solution to care for the elderly in this part of rural Cheshire.

The opportunities and benefits created by the scheme for the community as a whole are significant and we look forward to taking this proposal forward in partnership with the many different groups and societies as well as individuals in the area.

What about traffic issues on Frog Lane?

We are planning to extend the 30mph zone to the other side of the railway bridge, as traffic has to slow down here anyway – this will slow the traffic down as it approaches the Village. Workers at the site will be on a shift pattern which avoids the normal peak traffic movements. The residents themselves will have relatively few vehicles between them.

What will happen to the trees on the site?

The mature trees considered to have amenity value, such as those along the boundaries of the site, will be retained. These trees will be retained and reinforced to provide a privacy screen of the development as seen from adjacent residential properties.

Are there any protected species on the site?

A full survey and assessment has been completed for all protected species. We have Great Crested Newts and Badgers on site and so we have prepared a full mitigation and compensation strategy for the site including the provision of new additional ponds and wildlife planting.

What impact will it have on the Doctors’ Surgery and the Pharmacy?

The Doctors’ Surgery; experience has proven that the quality of CCRC staff qualify and filter residents’ health care concerns in the first instance and this can reduce the number of calls for the local GP. The Pharmacy will benefit by having a single point of contact with the CCRC, through which all the residents’ needs may be met. Many other local businesses will also benefit from the development of a CCRC.

Will there be an on-site Nursing Home?

Absolutely, in fact this is a fundamental element of the English Care Village model. Imagine, as a Village resident, at some point in your marriage or relationship, failing health affects one of you more than the other. With a Nursing Home at the Village heart, you need never be separated by a long or difficult journey. And how much would it mean to you or your spouse, at that stage in your life, to keep in regular contact with the friends and carers you already know, love and rely on. They will be right on your doorstep.

When would this development be completed?

Firstly, planning permission must be granted for the development to go ahead, and this would be greatly helped by public support. If permission is granted during 2010, completion would be expected to be in 2013.
